Long Savanna is the large master-planned community taking shape off Bees Ferry Road in West Ashley (29414), with new townhomes and single-family homes. As of October 15, 2026, Pulte Homes lists it as pre-grand opening with prices from $386,990, and Mungo Homes lists it as coming soon. It will be built in phases over many years, with pools, trails, pickleball and parks planned. If you're shopping new construction here, register your own agent before your first sales-center visit.
What Long Savanna is
Long Savanna has been planned for about two decades. The project was first approved in 2008 and received permits to begin construction in 2024 (Live 5 News). The plan pairs new neighborhoods with large park land: Live 5 reported a 1,628-acre county park and a 203-acre city park, and the Post and Courier described a 1,200-acre residential area split into 10 neighborhoods.
The total home count has moved as the plan has been negotiated, so you'll see different numbers in different reports. The Post and Courier (March 2025) reported up to 4,500 residential units, including 675 workforce-housing units. Live 5 (July 2026) reported 1,637 units over five phases and 10 to 15 years. On September 24, 2026, Live 5 reported the city had worked with the developer to cut the plan by about 1,900 units. If the final number matters to your decision, ask me and I'll pull the current approved site plan.

Amenities planned
Pulte lists a resort-style pool, splash pad, clubhouse, pickleball courts, playground, event lawn, pavilion, walking trails, ponds, pocket parks and a fishing pier. Mungo lists a pool and pavilion, pickleball courts, a dog park, pocket parks, ponds and walking trails. Amenities usually open in stages as a community builds out, so ask when each one is scheduled to be finished.
Where the approvals stand
Parts of Long Savanna went before Charleston's Technical Review Committee in May, July and September 2026. On September 24, 2026, Live 5 reported that the phases and early site plan still needed revisions before returning for another review. The same report said a new elementary school is now planned in place of an apartment building, and that the city is working with the developer on stormwater, neighborhood mobility, local businesses and a nearby fire station.
Traffic on Bees Ferry Road and Glenn McConnell Parkway is the issue neighbors raise most. Council member Stephen Bowden called the Magwood Drive and Glenn McConnell intersection the area's biggest bottleneck. More on area road projects is on What's Coming to West Ashley.
How I help you lock in the right home here
Buying new construction is a different process from buying a resale home, and the person at the sales center works for the builder. Here's what I do for buyers looking at Long Savanna:
- Register me before your first visit. Many builders require your agent to be registered on your first visit or first contact. Text me before you tour or sign a guest card and I'll set it up, or meet you there.
- Compare builders side by side. Base price is only part of it. I line up standard features, lot premiums, upgrade costs, HOA dues and warranty terms so you compare total cost, not sticker price.
- Pick the lot, not just the floor plan. Which way it faces, what's behind it, how close it is to the pool or a future road, and what's planned in the next phase. I'll check the site plan and each lot's elevation and FEMA flood zone before you commit.
- Negotiate incentives. Builder incentives often come tied to their preferred lender. I'll help you compare that offer against your own lender so you know which one actually saves you more.
- Read the builder contract with you. Builder contracts aren't the standard South Carolina form. We'll go through deposits, completion dates, what happens if the build runs late, and change-order rules.
- Get independent inspections. I recommend an inspector at pre-drywall and before closing, plus an 11-month warranty walk-through so issues get fixed on the builder's dime.
- Check it against resale. Sometimes a resale home in Grand Oaks or Carolina Bay is the better buy. I'll show you recent sales nearby so you can decide with real numbers.
How my fee is handled gets confirmed in writing before you sign anything. With new construction it's often paid by the builder.

Schools
Long Savanna is in the Charleston County School District. Mungo Homes lists Drayton Hall School, C.E. Williams School and West Ashley High School for its homes there. School assignments can change as new schools open (an elementary school is planned inside the community), so confirm the assignment for a specific address with CCSD.
